🆕 New Business

1.    Enforcing the late fees for maintenance beginning March 1, 2026.

Discussion:

Maintenance and Assessments which are due on the 1st of each month and given to the 10th before late fee will be incurred. Maintenance late fee is $25.00

Assessment late fee is 5% of total monthly Assessment. Beginning April 1, 2026, Phase 1 roof Assessment is $195.77 and 5% is $9.78

Maintenance and Assessments need to be paid timely because the Association has bills that are due on the 1st depend on your Maintenance being paid on time.  As for the Assessment, there is a schedule when payments are due to the contractor.  

We need to sign the contract by August 2026 and pay to lock in the $150,000.00 The assessment is for 15 months at $195.77

IF there are extenuating circumstances Please advise in a timely fashion to the Board and this is not consistently requesting to pay late. The Board does not want to cause undue hardship upon anyone.  Association will be following the state guidelines for collections. A notice will be sent on the 10th. If not paid by 60 days will be sent to Attorney for collections

 

As each owner can see The Board is working diligently to make sure our community is safe as well as appealing. Improvement over the past 5 years has been completed 3 new roofs, all buildings waterproofed, concrete restoration and painted, upper and lower lighting has been kept well, the pool has electrical panel has been upgraded and sanitizing equipment to keep in safe condition. The pool bathrooms have new toilets and walls painted and lighting fixed. The sidewalks have been completed and are safer for walking. As plumbing issues happen if Association is responsible will be handled expediently.

 

2.    Commercial Insurance for property; still waiting for Proposal

March 1, 2026, through March 1, 2027

3.    2026 Proposed Budget voted on to approve. See on the website under Resources the Financial reports. 1Sst Austin S. 2nd Paul M. Voted unanimously to approve.

 

📋 Various Other Matters

1.   Board will be meeting quarterly unless there is an urgent need. All notices will be emailed and posted at each quad and hand delivered to those without email address.

2.  The Bushes that run along the sidewalk have been cut and will be replaced as an ongoing project to be completed by end of year.

3.  Reminder be mindful not flushing anything but toilet tissue paper NO WIPED OF ANYKIND ( and no wads or balls of tissue which clog the pipes, PLEASE USE DRAIN CATCHER IN KITCHEN SINK AND BATHROOM TUB / SHOWER if you live on the 2nd floor be mindful of how old your toilet wax seal is , should be changed every 5 years or more, if the wax seal leaks it leaks down into the unit below and will need to be fixed as expediently as possible, Each Owner is responsible for their repairs.
