1.     Enforcing the late fees for maintenance beginning March 1, 2026, appropriate notices and letters sent timely.

‍ ‍

2.     Commercial Insurance for property completed and in place if owners need a copy send request via email to: certs@ascendriskadvisors.com

March 1, 2026, through March 1, 2027

3. Board will be meeting quarterly unless there is an urgent need. All notices will be emailed and posted at each quad and hand delivered to those without email address. Reiterated next meeting August 17, 2026.

4.  The Bushes that run along the sidewalk have been replaced as an ongoing project to be completed by end of June 2026.

‍ ‍

5. Gustavo has a 6-month contract April 20 – Oct 20, 2026, with clear instructions for duties to be carried out in order. And no private work for residents during normal working hours without prior approval.

Added to his duties: 1. Pressure cleaning May and November all sidewalks and concrete plant blocks.  2. All AC drains cleaned in April and October.

πŸ“‹ Various Other Matters

‍ ‍

1.   Yasira Jejada and Emoni McGregor suggested a community garden. To be placed in Phase 3 beside 3761 facing 84th Ave. would be 4 or more raised beds. Raising vegetables and fruits in season. Owners who participate will be responsible for their upkeep and maintenance. Board had no objections.

2.   Blacktop for parking lots; waiting until loan on 3771, 3781, 3791 is paid off July 2027.? If in November there are enough funds to pay off the loan early is a possibility, will discuss in November meeting.

‍ ‍

3. Pool needs Diamond Brite has not been done since at least since 2009. Will cost about $10000.00 and looking at end of 2027 or beginning 2028.

‍ ‍

4. Monthly Maintenance of your AC unit, make sure your using doing monthly. Some suggested use of Viper Pan & drain treatment can get from Amazon, Lowes or Home Depot, vinegar and hot water (no bleach) and change the filter at least once every 3 months or monthly if you have pets. As mentioned, Gustavo will be clearing drains, but owners are responsible for their AC maintenance.

5. Window cleaning suggests use especially for 2nd floor owners; A solution called 30SECONDS Outdoor Window and Screen cleaner from hope depot or the owners’ choice. If Association’s ladder needs to be used must sign waiver, Association not liable.
