🆕 New Business

• Proposal to discontinue Bugoff pest control service; residents would manage their own pest control.

📋 Old Business

• Painting/Waterproofing Project:

Ardon completed 3761 NW 84th Ave. Restoration continues near impact windows. Completion expected by December 2025.

• Sidewalk Repairs:

Most violations resolved by the City of Sunrise; 1–2 areas still pending.

🔧 Other Matters

• Assessment Reminders:

Final notices sent via letter, text, email, and posted on doors. Owners with unpaid assessments will be sent to collections on October 22, 2025.

• Roofing Project (Phases 1 & 2):

o Assessment start: March 1, 2026

o Quotes:

 Zroofing: $305,000 (10-year workmanship, 20-year materials)

 US Veterans Group: $329,140 (5-year workmanship, 20-year materials)

o Estimated cost per owner: $5,865.38

 Payment options:

 12 months: $488.78/month

 18 months: $325.85/month

 24 months: $244.39/month

o Phase 1 may begin October 2026 depending on collected funds.

• Gustavo’s Contract:

Ongoing review of responsibilities.

• Lighting Repair:

Upper light at 3841 replaced.

• Rules & Regulations Update:

Distributed to all owners and residents.

🚨 Violations & Fines

• 1st Warning: Email notice, must resolve immediately

• 2nd Notice: $100 fine

• 3rd Notice: $200 fine, doubling every 7 days thereafter

🅿️ Parking Updates

• New windshield sticker system in place

• Westway Towing contracted for enforcement

• Guests must register via website under RESOURCES → Guest Parking

• Visitors staying over 30 days must submit occupancy application for background check

📜 Bylaw Amendment

• Nuisance clause referred to attorney for review
