🆕 New Business: 1. Keilysha advised the grants from the state are available and will forward information to myself and Bianca
2.Association will replace the light above the Spring Creek sign.
3.Pool work needs epoxy in gutters and seal cracks. Will have pool company do repairs.
4. New ladder purchased to enable Gustavo to be able to clean roofs in phase 1 & 2; Other roofs are under warranty and have annual maintenance plan in phase 3. Note phase 1 repairs $8000.00 phase 2 $6800,00 to buy Association time to do assessments to replace.
5. Electrical by the pool $7000.00

1st, discussion of which company to use for phase 1 & 2 roofs Zroofing or US Veterans Group.
Quotes
Zroofing $305000.00 for both with 10-year workmanship and 20-year materials,
US Veterans Group $329000.00 for both with 5-year workmanship and 20-year materials.
Motion by P. Marcelin to accept Zroofing proposal. 2nd Lisbeth. Unanimously approved.
2nd Assessment and start April 1, 2026, for 12 or 15 months for 1roof at a time.
12 months $244.39 or 15 months $195.77.
Motion by Lisbeth to 2nd P. Marcelin to start April 1, 2026, for 15 months at $195.77. Unanimously approved.
Various Other Matters.
Anita advised will be sent out via email, hand deliver and posting at each quad 1st Notice for Annual meeting January 24, 2026, for those considering running for position on the board once received please fill out intent form by December 15, 2025.
