Monthly Meeting Minutes: June 2025

The Board of Directors of Spring Creek Condominium Association Inc. met Saturday, June 21, 2025, at 3761 1A due to rain, a note was placed on the pool door advising change in meeting place. Meeting called to order at 10:09am

AGENDA: New Business

1. PAINTING/WATERPROOF PROJECT: Decided to use Ardon Painting., at the last meeting. Color wheels have been provided, will need 3 options and the community to vote on colors to submit to city for approval. Note Anita has been sharing the color wheels with Owners to get choices to choose from. If interested in choosing, please be at the meeting.

*Discussion D. Vizcaino to board as to how Ardon was chosen and if the board acted in the best interest of residents? Answer: came to which company offered best paint with best warranty which was Sherwin Williams was chosen because PPG in comparison is an inferior paint at the same price point. Building painting is recommended every 7 years due to extreme weather conditions.

The board has shared color wheels with some in the community and voted on 2 options colors from ones chosen by residents, will put finals out to the community and then provide to Ardon to take to city of Sunrise:

Building:

A: pewter gray SW7673 282 C4 / Wood rustic gray 3133 P

B: Provence blue SW 3143-B / Olympus white SW-6253

for approval.

May start in September for pergola to dry properly and seal (will seal annually to prolong life)

2. Violations: ways to handle violation and adopt to our Rules and Regulations including written warnings and leading up to tiered fines.

Discussion for tiered fines. VIOLATIONS/ FINES

1. 1ST Warning via email to owner to be rectified IMMEDIATELY. If not resolved within 7 days, fines will be implemented as follows:

2. 2nd notice will begin fine of $100.00 to begin immediately

3. 3rd notice and fine will be, $200.00, doubling every 7 days therein forward (ex. 4th notice $300.00, 5th notice $400.00 ect..) 

Board voted to implement, Keilysha motioned Paul 2 all in favor, approved unanimously.

Old business 

Sidewalk; Notice of Violations cited by City of Sunrise has been given to Spring Creek Condo Assoc Inc; Association WAS GIVEN until June 11, 2025 to repair all parts marked, BUT after emailing with the inspector and requesting assistance, on May 22, 2025 He closed the 3 original cases and 3 new cases will be opened and sent to Association, will have 60 days to comply. The city sidewalk Inspector stated that 200ft will be removed and the other repaired. No permit because the city is doing the work, there will be 3 crews: One to remove, one to add gravel, and one to do cement. They will give heads up before beginning and I will prepare notices once received for the work schedules. Residents will have to park on the swale.

Cost will be a lot less thank to quotes $35000.00, $24000.00 and $12500.00, which did not include the permits.

Phase 1 $2494.00

Phase 2 $2800.00

Phase 3 $2800.00

Total $8094.

Anita advised went to City to begin process and was told to come back on June 24, 2025 person who handles finance portion will be there then. Will update community via email and post notice once city advised of schedule to do sidewalk.

Various Other Matters.

1. REPEAT: Assessment Reminders sent via letter, text, email and spreadsheet, also available on the website (www.springcreekcondos.com) and placed at each owner’s door.

2. Roof at 3761 Zroofing is COMPLETED (YEA)

3. REPEAT: Gustavo has been installing hooks for fire extinguishers, if still need please advise Problem is some don’t have plate attached to the extinguisher to hang will have updated in August for those without plate.

4. STOP putting items that belong on the SWALE in trash bin or trash bin area. Pick up is every Thursday.

WHAT IS THE PROBLEM BREAKING DOWN ALL BOXES BEFORE PUTTING THEM IN THE TRASH BIN OR RECYCLE BIN?

Trash pickup is every Tuesday and Thursday. Recycle pickup is every Tuesday. Bag all trash using trash bags, Referring to Rules and Regulations.

3. Future Roofing Phase 1 & 2. Discussed financing options, Assessment, loan refinance existing, if available explore loan that doesn’t put lien on building, maybe finance one roof and assess the other. So far 2 quotes A: roofing, cost $305000.00 10-year warranty on workmanship 20 years on materials. US Veterans Group, cost $329140.00 5-year warranty on workmanship 20 years on materials. On going: At last session Florida Grant will only assist buildings 3 stories and above, so SCCA Inc won’t qualify.

There are 2 roofs to be replaced and there will be an assessment of around $305000.00 divided by 52 owners equals $5865.38 per owner Further divided by 24 months equals $244.39,

if divided by 12 months equals $488.78 or 18 months equals $325.85.

1 roof at a time. Phase 1 first, then Phase 2 and repair as needed to one, possibly beginning in October 2026 will halve to see how funds collected from assessment are and if can pay down payment and pay in full once roof is completed.

4. Discussion to review Gustavo’s contract. (responsibilities) on going

5. Replace upper light at 3841 flashing for a while now. Will check with electrician. On going

Update of Rules and Regulations on going will have updated by end of June. Parking pass guest, walkways Notice send out about walkways ANY OBJECTS OBSTRUCTING WALKWAYS OR POSING A SAFETY HAZARD, INCLUDING POTS, CHAIRS, AND OTHER ITEMS, IS STRICTLY PROHIBITED UNDER ASSOCIATION RULES AND REGULATIONS. IMMEDIATE REMOVAL IS MANDATORY.

REMOVE ALL OBSTRUCTIONS NOW, NO EXCEPTIONS

Discontinue using the welcome list and add signature line to Rules and Regulations at each approval meeting. and once UPDATED provide copy to each resident and owners and place on the website. Violations tiered fines, all animals walked on leashes and required insurance on animals and provided to board renewal annually.

Lease renewal for renters’ approval annually based on board majority vote,

6. Noted had to spend $7000.00 to update pool electrical which was a hazard. Completed

7. PARKING.

A: To change the small no parking space in front of 3781 in phase 3 to motorcycle parking only space for 2 motorcycles. Will have Gustavo paint motorcycle only and advise motorcycle owners to park there as to not to take up parking space which could be used for a vehicle.

B: To change from a hanging permit in car to sticker on windshield. Will place orders and set a date to provide all residents and for future provide visitors with a pass to place in their car 7-day increments unless otherwise approved by the board, pending approval. To update the contract with Westway Towing for cars not in compliance with stickers in windshield by August 1, 2025.

After 30 days, all visitors must fill out application for occupancy for background checks.

8. Nuisance clause to amend the bylaws 1st motion by Keilysha 2nd Paul M, all in favor. Yes unanimously approved.

If have 3 violations, the BOD recognizes as a nuisance clause ( with proof) just for protection of Association.

9. The future meeting to be held on the 3rd Monday at 7:15pm beginning October 2025 place to be announced. Tentative at 3761 1A.
