Dear Residents,
Due to a significant and unexpected increase in the community’s water bill, there will be a mandatory plumbing inspection of all unit’s starting next week to identify potential water leaks and excessive water usage.
Running toilets, leaking faucets, and other plumbing issues can result in substantial water waste and increased expenses for the entire community. These inspections are necessary to identify and address potential problems promptly and help prevent further increases in our water costs.
Inspection Requirements:
Mandatory Access: All units must be made available for inspection by management’s designated personnel, Gustavo and Ms. Anita, beginning next week.
Two-Person Inspection Team: Two representatives will be present during each inspection to ensure accurate documentation and maintain transparency.
Fixtures to Be Inspected: Inspections will include toilets, bathroom sinks, kitchen faucets, hose bibs, and other plumbing fixtures as applicable.
Documentation and Follow-Up: Any identified issues will be documented by the specific fixture and location, such as the primary bathroom toilet or sink, secondary bathroom toilet or sink, or kitchen faucet. Residents will receive follow-up notifications regarding any issues identified in their units.
Immediate Action for Running Toilets: If a toilet is found to be continuously running, the water supply to that toilet may be shut off at the angle stop to prevent further water waste until the unit owner arranges for the necessary repairs. Owners will be responsible for coordinating repairs with their plumbing vendor.
Access and Reinspection Fees
Residents are expected to cooperate with this mandatory inspection process. If management does not have a key to the unit and the resident is unavailable to provide access, a reinspection fee may be assessed, subject to the applicable condominium documents and governing requirements. Please ensure that management has the necessary access arrangements in place before your scheduled inspection.
Management will communicate updates as inspections progress and notify affected residents of any plumbing issues requiring attention.
We appreciate your prompt cooperation. This effort is essential to identifying the source of the increased water usage, conserving water, and protecting the financial interests of the entire community.
Thank you for your attention and cooperation.
Sincerely,
Board Of Directors
Spring Creek Condominium
