NOTICE MONTHLY MEETING: MINUTES
The Board of Directors of Spring Creek Condominium Association Inc. met on Saturday, May 3, 2025, at 10 AM Pool Side.
Called to order 10:15 am/ In attendance: Blake Suder Pres; Paul Marcelin VP, Keilysha Harris Secretary, Bianca Mercardo Treasurer; Lisbeth Morales board member: Austin Scott Alternate. Anita Jones. Owner Janet Barbalaco

AGENDA: New Business
1. Sidewalk; Notice of Violations cited by the City of Sunrise has been given to Spring Creek Condo Assoc Inc; the Association has until June 11, 2025 to repair all marked parts. Will be acquiring quotes by meeting and discussing how to cover the cost to comply with the city’s request.
Discussion: 1. Once violation was received sent an email with question to our attorney to validate that the sidewalk is indeed our responsibility ANS yes because it touches our property. The Association has contacted 3 vendors for quotes (1 All paving $35000.00, (2 Atlantic waiting on quote (3 waiting on quote. The city requires 3 permits, one for each phase. Once the Association shows the city that making a good faith effort will give a 30-day extension. To call and send emails to the city inspector in charge of our case; and request a face-to-face meeting to get exactly what the city wants done with Blake, also to request financial assistance with this project and to see if they have vendors they work with.
2. Advise owners to walk dogs off the property and please pick up after your dog. It is stated in Rules and Regulations.
3. Car washing detailed have a designated area.
4. Possible fines to owners for violations of Association rules. Range depending on violation of Rules and Regulations.
Old business.
1. Assessment Reminders are sent via letter, text, email, and spreadsheet, also available on the website (www.springcreekcondos.com) and placed at each owner’s door.
2. The roof at 3761 Zroofing is going back and forth with the city, the original permit was filed in January 2025, and each time submitted city comes back with different requests. The last exchange was about the number of ACs on the roof Zroofing has already provided this information and given an arial view picture. Hopefully, the Association will be able to provide an update soon.
Discussion: Hopefully will have approval by Tuesday, May 6, 2025. Now have a new inspector working, previously 1st problem was that wanted to know how high flashing 2nd electrical for each AC 3rd more than 4 AC units on top, took pictures with a drone and now waiting.
NOTICE: RECEIVED NOTICE PERMIT APPROVED as of May 5, 2025, expect to begin work May 12, 2025. Anyone living in 3761, 3771, 3781 will have to park on the swale or any available guest park space beginning May 12, 2025 until work is completed. The association will not be responsible for any damage to your auto if you do not move your vehicle. Thank you in advance for your cooperation.
Dear City of Sunrise Valued Customer,
This is a notification for the City of Sunrise building permit application C-STRU-004972-2025 for Commercial Structural / Roof / Reroof. The permit application has been approved.
3. REPEAT: Gustavo has been installing hooks for fire extinguishers, if still needed please advise. The problem is some don’t have plates attached to the extinguisher to hang will have an update in August for those without plates.
4. STOP putting items that belong on the SWALE in the trash bin or trash bin area. Pick-up is every Thursday.
BREAK DOWN ALL BOXES before putting them in the trash bin or recycle bin.
Trash pick-up is every Tuesday and Thursday. Recycle pick-up is every Tuesday. Bag all trash using trash bags, Referring to Rules and Regulations.
Various Other Matters.
1. PAINTING/WATERPROOF PROJECT: Deciding which vendor to use between Ardon Painting and US Veteran Group: Discussed both at $100000.00 difference in which paint using Ardon uses Sherwin Williams and US uses PPG. Motion Paul to use Ardon, 1st Lisbeth 2nd Bianca., the board voted unanimously for Ardon. The next meeting will bring color wheels to decide on colors, will need 3 options, and the community to vote on colors to submit to the city for approval.
2. Florida pilot grant. Bianca reported out of funds by the time the Association applied too late due to not having full coverage insurance. Bianca will monitor to apply if funds become available.
3. Future Roofing Phase 1 & 2. Discussed financing options, Assessment, loan refinance existing, if available explore loan that doesn’t put lien on the building, maybe finance one roof and assess the other. So far 2 quotes A: Zroofing, costs $310000.00 10-year warranty on workmanship 20 years on materials. US Veterans Group costs $329140.00 5-year warranty on workmanship and 20 years on materials.
4. Discussion to review Gustavo’s contract. (responsibilities)
5. Replace the upper light at 3841 flashing for a while now. Will check with the electrician.
